WHAT YOU NEED TO KNOW BEFORE SUBMITTING AN APPLICATION! Before submitting your rental application, please review the following information: Once you have completed the rental application, we will begin the review process. Approval of the application will be determined solely by Stikeleather Management and the property Owner. We will do our best to process your application within 2-3 business days, based on the time it takes to verify the information you have provided. In accordance with Local, State and Federal laws, Stikeleather Realty & Investments Company will not discriminate against any person. What you need to be approved: You must provide proof of your identity. A state-issued identification card or driver’s license, bank issued identification card with photograph, or passport, shall be deemed sufficient proof of identity. As well, you must provide your social security number or tax identification number, so that we may verify your credit information. We will conduct an independent criminal inquiry of all applicants age 18 and older. Minor traffic violations shall not be held against you. If you have criminal convictions related to assault, theft, drugs, criminal activity, false pretenses, moral turpitude or worthless checks, your application will be denied. You must have an adequate rental reference. An adequate rental reference shows no more than two late payments within the last twelve months and no unpaid balance due your current landlord. To qualify for any specials, you must have NO late payments within the last twelve months. If an applicant is pending eviction by the current landlord, or has been evicted within the last three years, the application will be denied. You must also have given a 30 day notice to vacate to your previous landlord. You must have decent credit. Decent credit means that you pay your bills on time and must be above the credit score of 500. Stikeleather Realty will obtain a credit report. Persons with bankruptcies or foreclosures appearing on their credit report within the last three years, may be required to pay a double deposit. Unpaid medical bills will not be held against the applicant. If you have “no credit” then you must have good rental references and stable income to qualify. A double deposit may be required You must have stable, verifiable income. Stable income means that either you have been on a job for at least 6 months, or receive permanent government cash benefits. Unemployment earnings, temporary employment, or any any other income due to run out will NOT be used in determining your income. You must have a monthly gross (pre-tax) income of at least three times the amount of the monthly rent. Verifiable income means that you can provide paycheck stubs or verifiable earnings documentation. We CANNOT rent to you if you have or intend to obtain certain types of animals such as pit bulls, chows, rottweilers, or any animal that we feel may pose a threat to the neighborhood. We have a list of such vicious breeds at our office. DO NOT APPLY if you own, or plan to own, such a pet. NO EXCEPTIONS. Ask our staff if you have any questions BEFORE you pay an application fee. Application fees are not refundable for any reason. Unless otherwise stated, a security deposit is the equivalent of one month’s rent. A security deposit of $55 is also charged for a carbon monoxide/smoke detector. Stikeleather Realty and Investments Company must be able to verify to it’s satisfaction all aspects of the application. If you fail to fully complete the application, or refuse to provide any requested information, your application may be denied. The application may be denied by lacking any of the items outlined above. We cannot rent to persons whose last tenancy resulted in an eviction. Providing false or incorrect information on the application will result in an automatic denial.We do not give out keys and appointments are made to show all properties. It is suggested that you drive by a property before paying the showing fee. Showing fees are not refundable.
